NEW CONSTRUCTION: BEACH DUNES II GEOTHERMAL DESIGN HIGHLIGHT
Beach Green Dunes II is an 8-story mixed-use, multi-family new construction in Far Rockaway, Queens. This affordable housing building is approximately 121,000 square feet with 127 apartments built to Passive House standards in 2019.
The heating and cooling is provided by a closed-loop geothermal system underneath the parking and bioswale. Low energy loads associated with Passive House designs allow for the installation of 36 boreholes to a depth of 450 feet. In total, there are 150 water-to-air ground source heat pumps and in-unit high-efficiency ERVs.
Considering the PSE&G geothermal incentives, O&M savings, and the elimination of cooling towers, the project is estimated to be cash positive in less than 2 years.
